Standard fixed-instalment plan
The best-known plan: the same amount every month. The instalment stays put while the interest inside it falls month by month and the principal share rises.

The annuity
The instalment comes from the amount, the term and the monthly rate through the annuity formula. Early instalments are mostly interest; the last ones are almost all principal.
Who it is for
The default for a steady budget and for the banker who wants the plan that is easiest to explain. It is free.
The tax falls with every instalment
KKDF and BSMV are charged on the interest part of the instalment. In a level plan the interest share shrinks every month, so the tax shrinks with it; the instalment stays the same while what is inside it keeps changing. The schedule shows principal, interest and tax in separate columns.
What early settlement costs
Settling early pays off the outstanding principal; interest that has not accrued is not paid. Because principal comes down slowly in the early years of this plan, the settlement figure looks high to a customer counting instalments already paid.

And if I want less total interest?
The equal-principal plan produces less total interest on the same terms, in exchange for higher early instalments.
How do interest and principal split inside an instalment?
The interest share is high at first and the principal share small; with every instalment the principal share grows. The amortisation table shows the split row by row.
