Personal, vehicle and housing loan calculations

You enter the amount, the term and the monthly rate; Bankacı produces the instalment, the total repayment and the payment plan. The calculation itself lives in the app and the member portal — this page explains what is being worked out.

How the instalment is found

The monthly instalment comes from the principal and the monthly rate through the annuity formula. Bankacı then adds KKDF and BSMV on top of the interest — the taxes are charged on each instalment's interest component, not on the principal, which is why they fall as the plan runs.

Personal and vehicle are two products

Someone buying a car with cash takes a personal loan and falls under the personal term ceiling. A secured vehicle loan is limited by the car's invoice value instead. The taxes are identical, so the arithmetic does not change — what changes is which legal table applies.

The broken period lands on the first instalment

When the days between drawdown and the first instalment do not make a whole month, the difference is charged to the first instalment. Explaining why month one differs closes the question before the customer asks it.

The legal limit sits beside the field

As soon as you type the amount, the maximum term for it, the loan-to-value on a vehicle and the minimum property value on a mortgage appear beside the field they belong to — with the BDDK decision and date they rest on. Nothing is blocked; the situation is stated.

What are KKDF and BSMV charged on?

Both are charged on the interest component of the instalment, not on the principal. On consumer loans the common rates are 15% each; Bankacı leaves both editable.

Can I share the amortisation table with the customer?

Yes. A result can be sent as a readable summary or a PDF; the PDF output is part of Bankacı Premium.

Why does a mortgage ask for the property value?

The BDDK's housing rule is a loan-to-value ratio, so the legal limit cannot be worked out without the property's value. Rather than invent one, Bankacı asks for it.
